Redevelopment of 8-10 New Fetter Lane/55 Fetter Lane, London, EC4.
The 13,500 sq m redevelopment involves partial demolition and new build, to provide additional Class A office accommodation within the development, including new facades, with glazed lifts to the Holborn Circus elevation, the creation of a double height reception space, and the internal fit out of the offices. The scheme has been designed by architects Tate Hindle working with Cushman & Wakefield as development and investment advisors, project management, planning consultants and letting agents. The project is due for completion in 2012.
The building will provide office accommodation on 11 floors in the reconfigured tower building and on 5 floors in a separate linked building. The building is designed to achieve a Breeam rating of ‘Very Good' and an EPC rating of B.
Externally, a new pathway is being provided to the courtyard, part of the historic Bartletts Passage, which will also be reconfigured with landscaping, and glazed rooflights to provide natural light to office accommodation beneath.
Hilson Moran provided a multidisciplinary design service including structures, building services, sustainability, acoustics, fire engineering and vertical transportation. Francis Golding and Miller Hare acted as townscape advisors. GVA Schatunowski Brooks are advising on neighbourly matters.
