New development Q&A: The Bagel Factory in Hackney E9

The Bagel Factory mixed-use development in Hackney Wick is launching this Saturday 21st of April 2018!

The Bagel Factory – a residential-led mixed-use development.

Where is The Bagel Factory located?
In the hip Hackney Wick of east London, just a few hundred metres from Victoria Park. The site is bounded by White Post Lane, Rothbury Road and Hepscott Road in the London E9 postcode.

Who is the developer?
Aitch Group has a long track record in east London. Remember The Textile Building and LivE2?

What do you know about the architecture?
Three architects worked on the complex comprising 3 buildings – HWO Architects, Hawkins/Brown and Buckley Gray Yeoman. The style reflects the local industrial heritage, with brick as the primary cladding material.

What type of apartments are available for sale?
1, 2 and 3 bedroom apartments. All flats come with a private balcony. Floorplans are available to view at BagelFactory.London.

How much do the apartments cost?
Prices for the 1 bedroom flats start from £399,950. 2 bedroom units start from £574,500. 3 bedroom apartments start from £699,950. By the time you read this, the cheapest options may already be sold.

Is Help to Buy available?
Yes, Help to Buy is available for selected apartments costing up to £600,000. Borrow up to 40% of the purchase price from the government with as little as a 5% deposit.

What can you tell us about the interiors of the apartments?
You will love the warehouse-style design with a feature brick wall! Mixing old with new, the art deco features are given a contemporary twist.

Do I have to worry about the kitchen furniture?
Apartments will come with fitted German engineered Nobilia kitchens and Bosch appliances (dishwasher, fridge freezer, washer/dryer, etc.).

What kind of heating is in the apartment?
Zoned underfloor heating.

Are there any amenities?
All residents will have access to the onsite gym, landscaped roof garden, a secret garden, and secure locked cycle storage for 214 bikes.

The development also includes 70,000 sq ft of commercial space.

What is the nearest train station?
Hackney Wick overground station is just 100m from the development. The £25m transformation of the station, designed by architects Landolt Brown, will be completed in May 2018.

What’s nearby?
You can easily walk to Westfield Stratford City shopping centre, Stratford International station or Queen Elizabeth Olympic Park.

Why is it called The Bagel Factory?
This is a former Mr Bagel’s factory site. People used to be hypnotised by the lingering smell of the fresh bagels around Hackney Wick station.
