Show Home Review: Belvedere Gardens at Southbank Place, London SE1

Last week we had a chance to visit a show home at the Belvedere Gardens building next to the iconic Shell Centre within Southbank Place development. The 2-bedroom 2-bathroom lateral home is fully furnished to the highest standards and is ready to move in today. 

The final 19 apartments at the Belvedere Gardens have just been released to the market as the finishing touches are in progress and the first residents move in. Our guide on the day was Brian De’ath, the Director of Residential Sales at Canary Wharf Group, who is confident that potential buyers will be blown away by the standard of the living spaces they have created.

The location of the building next to the River Thames and the London Eye is as prime as it gets so you can probably imagine how special this project is for the developers. So much so that Canary Wharf Group itself will be managing the building, to make sure the residents are happy and get the absolute best service available.

The building is accessed from the Jubilee Gardens on the south bank of the River Thames. The new York Road entrance for Waterloo Underground Station (Jubilee, Northern and Bakerloo line) at 8 Casson Square is less than 100 metres from here.

The interiors of Belvedere Gardens have been designed by Goddard Littlefair, a duo that has worked on luxury interiors all over the world. Their most recent work in London includes The Biltmore Mayfair 2019, The Corniche 2017 and 9 Millbank 2022. 

The double-height entrance lobby makes a truly memorable first impression. The feature stone sculpture behind the reception desk is the first thing you will notice. It has been designed in-keeping with the Festival Star theme and was imported from Portugal. Accentuating the ceiling height, a spectacular bespoke chandelier drapes down into the centre of the room.

The lobby area is also functional with more than one comfortable seating area on the ground floor, ideal for brief meetings or to sit down while waiting for someone. 

The building will always have a concierge present, making sure the residents feel secure and looked after. At the time of our visit, there were two people behind the desk to greet us. The settling in period can more than a year as the apartments are furnished and the management has even got a dedicated handyman available who knows each apartment in and out.

The lighting throughout the building is truly spectacular creating the perfect mood for each space. One of the many extravagant features in the building was is this Czech crystal chandelier hanging through 3 levels. 

Four lifts take the residents to the 97 apartments arranged across the 10 and 20 storey elements. Buildington had a chance to look at the show home on the 12th-floor of the building.

Welcome to the Show Home

Entered through a grand wide oak panelled door, one of the standout features of each apartment is the impressive entrance hallway, complete with light and dark marble flooring.

The 132.1m2 open-plan show home on the 12th-floor of the building contains 2 bedrooms with en-suite bathrooms and walk-in wardrobes. As you can see, this apartment is fully furnished, ready to move in. 

The apartment is every host’s dream. Both elegant and practical social space, the kitchen is perfect for catering to intimate gatherings.

The breakfast bar and cabinets are topped with polished marble. The bespoke designed integrated kitchen is equipped with the latest Miele appliances. 

This is where the guests will be gathering after dinner. Floor-to-ceiling windows in the living area open up to a 10.9m2 Juliette balcony with panoramic views to the Palace of Westminster and County Hall building. 

What more can you ask from a view? Overlooking the London skyline, Jubilee Gardens designed by West8, River Thames and the Waterloo Bridge.

The turning wheel helps keep the conversation going well past the sunset.

The master bedroom is slightly bigger than the second one but both come with opulent walk-in wardrobes and bathrooms.

The floor-to-ceiling windows catch plenty of natural light. The perforated aluminium panels on the exterior provide a veil-like curtain for privacy.

The heating in the apartments is provided by a zoned under-floor system. Comfort cooling to all the main rooms comes via ceiling mounted fan coils.

One of our favourite design elements in this apartment was the wider than the standard front door and its’ solid bronze door handles, handcrafted exclusively for Belvedere Gardens.

At the time of the viewing, this two-bedroom show home was available to buy for £3,999.995.

Residents’ Amenity Facilities

The residents’ lounge on the first floor is accessible from the main lobby. It is perfect for social gatherings or relaxed business meetings.

The area includes a separate screening room, where you can watch movies with friends and family.

The parts of this facility are available to residents to book for private events.

The lounge area on the first floor opens up to a residents’ terrace facing the Jubilee Gardens. 

At the time of the viewing, the sales team was not sure whether there will be a residents New Years Party, which many have been asking about. The terrace would be excellent for the occasion, as it has the perfect view to the main barge with the fireworks, which is set to be moored on the river next to the Waterloo Bridge.

Health and Fitness Facilities

Belvedere Gardens has its own exclusive health centre and spa on the basement level.

The gymnasium at Belvedere Gardens is fully equipped and is ready to be used.

The spa room can be booked by residents and is subject to separate charges.

The changing rooms for men and women are separate. Light interiors for women, dark for men.

It’s important to mention that the residents of Belvedere Gardens will also get access to the 1,579m2 health facility that will centre the Southbank Place development once it is completed in a few years time. The amenities there will include a 25-metre pool, steam and sauna rooms, relaxation pods and a hair and beauty studio.

New Homes For Sale

Prices at Belvedere Gardens start from £2,250.000. The two penthouses at the top of the buildings are yet to be released for sale.

Belvedere Gardens was developed by Braeburn Estates, a joint venture by Canary Wharf Group and Qatari Diar. The developer’s guarantee will last for two years and NSHB insurance 10 years after the legal completion date.
