You Decide: St James’s Market Phase II

The Crown Estate and Oxford Properties Group have announced early-stage proposals for the second phase of regeneration at St James’s Market scheme.

The proposed second phase will redevelop the buildings bordered by Norris Street, Haymarket, Charles II Street and St Alban’s Street creating new offices, retail and dining spaces, and accessible public space for visitors and local people.

Buildings included in the redevelopment:

  • Former Carlton Cinema on Haymarket, which received Grade-II listed status in 2018, where enhancements to the façade are proposed, involving the removal of the modern advertising hoarding and careful cleaning of the front elevation, in support of the broader vision of the St James’s Conservation Area;
  • St Albans House at 57-60 Haymarket;
  • Samuel House at 6 St Alban’s Street;
  • Buildings on Charles II Street that have reached the end of their commercial life, have limited architectural value and do not contribute to the Conservation Area.

In support of the proposals, The Crown Estate will also bring forward a separate planning application for new homes at 33 Vauxhall Bridge Road, Pimlico, a significant proportion of which would be affordable housing.

We are keen to engage with the public and interested stakeholders on our proposals, and to get their views on how we can deliver places which meet the needs of local people today and spaces which will adapt for the future.”
