8 Bleeding Heart Yard/20-23 Greville Street is a new development adjacent to Holborn’s historic Bleeding Heart Yard, London EC1.
The Edwardian-inspired mixed-use refurbishment project at 20-23 Greville Street in Holborn, London, set for completion in Summer 2021.
Most of the existing structure is retained and cutting-edge Cross Laminated Timber (CLT) is used to create two new floors on top. An existing lightwell is repurposed to provide cycle facilities for the building’s occupants.
The total refurbishment covers the building’s 35,566 sq ft of floor space. The basement, ground and first floor levels fronting both Greville Street and Bleeding Heart Yard are renovated and adapted for retail and restaurant use. The building incorporates a dedicated 1,486 sq ft affordable workspace for the craft.

Change of use of existing office (Class B1a) use at basement, ground floor and 1st floor to retail/restaurant (Class A1/A3) use; demolition of existing 5th-floor plant room and erection of new 2 storey roof extension for office use; erection of 5 storey rear extension; infill of rear lightwell to create cycle storage and changing facilities at basement level; external alterations including new facade and glazing, and associated works.
