Overview

11 Woodfield Road is a new £140m development on the banks of the Grand Union Canal in London W9.

The former headquarters of the Licensed Taxi Drivers Association/London Taxi Drivers’ Association HQ site has 40 metres of canal frontage.

The innovative serviced accommodation and hotel community-orientated project will deliver 332 modern serviced accommodation rooms featuring amenities such as a well-being centre, a swimming pool and a cinema.

1100m2 of workspace specifically designed for SMEs, small start-ups and craftspeople will be delivered with 20% of the space to be capped at affordable levels to encourage community-led projects and the creative industries.

The building is designed to achieve a BREEAM Excellent rating and will vary in scale and height, from 3 to 12-storeys, as well as incorporating 2200m2 of green biodiverse roofs. The facade will be predominantly brick with varying reveals while the pavilion building will feature terracotta rainscreen cladding with large format glazed elements to enhance visual connections across the canal-side.

The scheme also creates a new piazza adjacent to the Grand Union Canal, enabling public access to this part of the waterside for the first time.

History

Formerly known as The Collective Westbourne Park development that was due to deliver 286 new co-living apartments, workspace and public space.

Formerly known as the Taxi House, it used to be the headquarters of the Licensed Taxi Drivers Association.

2020 July - Westminster Council grants permission for: Demolition of existing buildings and structures and construction of a new mixed-use development comprising hotel and associated facilities (Class C1), flexible workspace (Class B1a / B1c), retail and food and beverage (Class A1 / A3), events space (Sui Generis) and a replacement street cleaning depot (Sui Generis) with associated new public realm and highways improvements. (site includes Taxi House, Waterside House and Westminster Street Sweepers Depot). Ref. no. 19/04487/FULL.
