Overview

Colosseum Retail Park is a £600m mixed-use redevelopment of a retail park in Enfield EN1.

The development will create 1,800 homes in buildings of up to 29 storeys, a crèche, GP surgery, commercial space and Workhub along with the equivalent of 65 tennis courts of well-planned open space.

Phase 1
Phase 1 of the development, submitted in detail, delivers 444 residential units (including Build to Rent) in buildings up to 29-storeys, thereby becoming the tallest building within the London Borough of Enfield. The new planned community includes a mix of retail, community and commercial uses including a crèche and Work Hub.

Phase 2
Phase 2, the outline element, will provide up to 1,356 new homes (of which 35 per cent will be family housing), ancillary commercial and retailing floor space, and a health centre. A series of parameter plans and a design code will guide future reserved matters applications for this part of the site which will come forward as existing retail leases expire.

Affordable Housing
The scheme is expected to deliver 35% affordable housing, including London Affordable Rent and Shared Ownership homes, as well as almost 2.3 hectares (over half of the site) of landscaped amenity and open space, including The Heart in Phase 1, a generous plaza which will become the focus point of the new community.

Location
Located in Enfield, north London between the A10 and Southbury Station, Colosseum Retail Park is an out-of-town retail park, anchored by B&Q.

The site is currently occupied by big-box retailers including B&Q and Dunelm. Expected to be a catalyst for further investment, it is the first retail park on this stretch of the A10 to be brought forward for major regeneration.
