Overview

Designed by Piercy & Co, the building will contain offices and residences in two 13-storey blocks linked by a 2-storey podium with a landscaped roof garden for users of both buildings.

The eastern block will comprise residential units (72 social rented residential apartments) and the western block the office space.

A flexible retail unit is at the southwest of R8, activating the corner and the public space around, including the western end of Peppercorn Lane.

The site is bounded by the residential Building R4 to the north, the mixed-use R7 to the south, the residential Building R3 and Jellico Gardens to the west and a new sports centre, Q2 to the east.

The building is due to be completed in Spring 2024.

History

2022 February - Completion of basement works.

2021 June - Piling works commence.

2021 January - Camden Council grants planning permission for the reserved matters relating to Building R8 for the erection of two, 13 storey buildings comprising office space (Class B1) and 72 Social Rented Affordable residential units, as required by conditions 9, 10, 12, 14, 16-22, 24, 27, 28, 31, 33-39, 42, 42A, 43, 45, 46, 48, 49, 50A, 51, 56, 60, 61, 64-67 67 of outline planning permission reference 2004/2307/P granted 22/12/06 (subject to S106 agreement) for a comprehensive, phased, mixed-use development of former railway lands within the King's Cross Opportunity Area. Camden Council ref. no. 2020/5143/P.
