Overview
10 Spring Gardens is an office development by The Crown Estate in London SW1.
The plans include the retention and improvement of the existing building, restoring its exterior and reconfiguring the internal spaces to deliver enhanced, modern office space.
The plans also include improvements to the public realm:
- Creation of an enhanced piazza for office workers, local neighbours, and visitors to the area;
- Activation of the ground floor with the introduction of a new café;
- Additional greening across the site.
History
2021 April - Plans submitted for the refurbishment of the existing building with alterations including relocation of external plant areas at eighth floor/roof level; installation of photovoltaic panels and new lift overrun on the roof; adaptation of existing entrance from Carlton House Terrace for wheelchair accessibility; replacement of existing windows; installation of acoustic louvres at eighth-floor level to west façade; alterations to the undercroft with new entrance lobby; installation of facade lighting and CCTV; and new rear cycle & waste store with loading bay. Works to the adjacent piazza to include: new bollards; raised external area and use of the demised area for external seating; lighting to stair and passage to Carlton House Terrace. Westminster Council ref. no. 21/02401/FULL.
The consultation was launched in February 2021.
Expected completion in late 2022.
The existing office building was built in 1975 for the British Council and was occupied by the organisation until 2021.

The building is located within the St James’s Conservation Area and is to the south-west of Trafalgar Square and to the northeast of St James’s Park.
