Overview

Town Quay is a £50 million residential-led mixed-use development by Weston Homes in Barking, East London IG11.

The development on Barking’s waterfront will offer 147 apartments and 1,000m2 of commercial space designed around a public plaza overlooking the Mill Pond and River Roding.

New Homes
Town Quay will provide 147 new 1, 2 and 3-bedroom apartments of mixed tenure, 1,000m2 of ground-floor commercial space, located in three new buildings designed around a public plaza overlooking the waterfront.

85 apartments are for private sale, with the balance comprising shared ownership and affordable rent homes.

62 of the 147 new homes will be designated as affordable housing. This includes 29 rented units and 33 Shared Ownership apartments.

PRP Architects have designed three striking buildings - an 11-storey and two 7-storey respectively, with pedestrian boulevards between them, opening onto the new public plaza on the waterfront.

The architecture was inspired by the adjacent mill and maritime buildings with pitched roofs with dormer balconies, industrial warehouse-style brick facades in contrasting colours, floor-to-ceiling windows, generously sized balconies and collonaded raised ground floors.

Residents benefit from a resident’s-only podium garden with the apartments on the upper floors offering panoramic views over the Mill Pond or Abbey Green.

The scheme is complete with parking bays and cycle storage.

Commercial Units
On the ground floor of the buildings, there are food and beverage commercial units and workshops and artist’s studios, alongside entrance foyers for the apartments on the upper floors.

Location
The 5,630m2 development site off Abbey Road is situated on the River Roding about 9 miles from central London. The site is bordered by the River Roding, Mill Pond, and Old Granary building to the west, Abbey Road and the large green expanse of Abbey Green to the east, the Abbey Retail Park (South) development and existing Benedict's Wharf apartments to the north, and the Quayside House apartments to the south.

History

2021 March - Barking and Dagenham Council approves plans for the redevelopment of the site via clearance of the existing structures and the erection of 3 No. new buildings ranging from 7 to 11 storeys in height to provide 147 residential dwellings comprising a mix of 1, 2 and 3 bedroom flats and associated private amenity space with child play space, cycle and refuse stores and car park with the new vehicular access point from Abbey Road; and 980 sqm (GIA) flexible commercial floorspace (Use Class E(a) – (g) inclusive) with commercial refuse stores, together with ancillary management facilities and plant rooms. Re-alignment of Town Quay/Highbridge Road and all associated highways alterations. Formation of public realm with hard and soft landscaping including a pedestrian plaza and riverside walk with other associated works. Architect: PRP. Council ref. no. 20/02089/FULL.
