Overview
The Charlie Ratchford Centre redevelopment on Belmont Street in Chalk Farm, London NW1.
The well-connected but underutilised site will be transformed and the historic street frontage to Belmont Street and Crogsland Road will be restored.
The scheme will provide 115 new homes including family-sized homes, of which 40% will be affordable (together with the Crogsland Road care home) across three linked buildings of varying height that wrap around a landscaped courtyard, including children’s play space.
Every home will feature private amenity space in addition to the communal courtyard that will incorporate increased tree planting and play space.

The development is highly sustainable incorporating an efficient communal air source heat pump system for heating and hot water demands and photovoltaic panels to provide renewable energy. Green/blue roofs help to improve biodiversity, manage surface run off rates and increase the greening of the site. Over 93% of homes will have dual or triple aspect layouts to maximise views out, increase daylight, improve ventilation and mitigate overheating.
History
The terraced houses built here around 1870 were demolished after a bomb blast damaged the buildings during Second World War.
The Charlie Ratchford Centre was completed in 1972 and served as Camden's first purpose-built centre for the disabled and elderly.
