Overview
Citadel Place, formerly known as Spring Gardens, is a planned mixed-use development by CLS in Vauxhall, London SE11.
The mixed-use development will include c. 180-200 new homes, around 450 student bedrooms, shared amenity spaces, retail units, landscaped open spaces with play areas, and pedestrian pathways connecting Vauxhall Pleasure Gardens and Pedlar’s Park.
The mixed-use scheme designed by Allies and Morrison will provide:
- 180-200 new homes.
- Purpose Built Student Accommodation PBSA with around 450 bedrooms, catering to the growing student demand in the area.
- Shared amenity spaces for Residents and visitors relaxation, recreation, and social interaction.
- Active ground floor uses - Retail units and other ground-floor spaces
- New open space in landscaped areas, including play spaces.
- Creating pedestrian-friendly pathways through the site to complete the connection between Vauxhall Pleasure Gardens and Pedlar’s Park.
The existing site is currently occupied by low-rise office buildings built in the 1990s. The four buildings on site are expected to be vacated in 2026.
