Overview
Airwork House at 33-35 Piccadilly is an office building in Mayfair, London W1.
The Crown Estate will demolish the current building and build a new one designed by DSDHA.
The new building features finely-crafted elevations finished with Portland stone, and has a highly articulated profile, linking in scale to neighbouring buildings such as the Royal Academy.
The four facades face Piccadilly and Wren’s Grade I Listed St. James’s Church to the south, Swallow St to the west, Vine St to the north and Piccadilly Place to the east, next to Norman Shaw’s Listed Piccadilly Hotel.
The building has a target to achieve a BREEAM ‘Excellent’ rating for the Office areas and a BREEAM ‘Very Good’ rating for the retail areas.
History
2018 March - Planning permission granted for the application submitted in December 2017.
2017 December - Planning application submitted for Demolition and redevelopment of existing building to provide a new building comprising two sub-basement levels, ground and eight upper floors. Use of part basement and ground floor for retail (Class A1) purposes and use of part of rear ground floor as for either dual/alternative retail (Class A1) or restaurant (Class A3) purposes, use of the remainder of the building for office (Class B1) purposes.
