Overview
40 Chancery Lane is a seven-storey office building with 102,000 sq ft net of premium Grade A office space with retail at ground floor.
The project was designed to be highly sustainable and is on track to achieve a BRE Environmental Assessment Method (BREEAM) Excellent rating. Materials for the development will be sustainably sourced and the building will incorporate a number of features such as green roofs, fair faced concrete, chilled plasterboard ceilings, low energy lighting and presence detection.
The development includes high efficiency mechanical and electrical systems robust enough to accommodate future needs.
The project team included quantity surveyor, Davis Langdon, services engineers, ARUP, structural engineers, AKTII and architects, Bennetts Associates.

2014 February - 4,400 sq ft retail available.
2014 November - Offices and retail 96% pre-let
2015 July - completion
The office element, totalling 97,400 sq ft, was pre-let to Publicis Groupe in June 2013 at £5.7m pa with £65 psf on the top three floors.
