Overview

The Monument Building at 11-19 Monument Street is a 88,000 sq ft (8,175m2) office-led building at ll - 19 Monument Street, 46 Fish Street Hill And 1 - 2 Pudding Lane London EC3R.

The former buildings at 11-15 Monument Street, 46 Fish Street Hill and 1-2 Pudding Hill were replaced with around 85,000sqft (8,000sqm) of office space over nine floors, with floor plates offering approximately 10,000sqft (1,000sqm), plus 3,000sqft (460sqm) of ground-floor retail accommodation.

Work started on site in December 2013 with three separate buildings (11-15 Monument Street, 46 Fish Street Hill and 1-2 Pudding Lane) demolished to make way for the new modern space. Completion of the development was reached two weeks early.

The Monument Building has been designed to be a comfortable, modern building, with sustainable features such as LED lighting, a green roof and photovoltaic panels, providing a BREEAM Excellent rating.

Along with three roof terraces and a state-of-the-art bike store, showers and changing facilities, the building features an eye-catching façade of iodised aluminium fins, designed by architect MAKE, creating a dramatic presence when approaching the front entrance.

Skanska purchased the site in 2012. The scheme, designed by architect Ken Shuttleworth's Make, was granted planning consent in April 2013. Completion was scheduled for the fourth quarter in 2015.

The Monument Building was designed to achieve a BREEAM 'Excellent' rating. Features include LED lighting, showers, cycle parking and a roof terrace with photovoltaic panels. Skanska is now marketing the development to occupiers looking for office space of 10,000sqft (929sqm) or more.

Savills was acting as the letting agent for the office space and Nash Bond for the retail accommodation. GVA advised on planning and Arup was appointed as engineer.

Skanska's contract value was £33 million.

History

2017 April - Occupiers include M7, Maxis, UnderwriteMe Techonology Solutions, TwentyFour Asset Management, Booking.com, Portuguese bank Caixa Geral de Dépositos, Olive & Squash and Le Pain Quotidien.

2016 July - UnderwriteMe Technology Solutions opens for business at The Monument Building.

2016 April - Skanska pre-lets the eight floor of its 94,000sqft (8,733sqm) office-led development in the City of London to Twentyfour Asset Management LLP. The City-based, fixed-income asset management company has taken the 9,601sqft (892sqm) eighth floor of the nine-storey property on a ten-year lease. Savills represented Skanska in the transaction. Twentyfour Asset Management LLP was advised by Monmouth Dean.

Skanska secured a pre-let of the ninth floor at The Monument Building, its 94,000sqft (8,733sqm) office-led development in the City of London. City-based UnderwriteMe Technology Solutions Ltd has taken the property's 5,779sqft (537sqm) ninth floor, on a ten-year lease. Savills represented Skanska in the transaction. JLL advised UnderwriteMe Technology Solutions Ltd.
