100 Liverpool Street is an office building in the City London EC2.

British Land's first net zero building.

The building contains

– 90,000 sq ft retail and dining.
– 20,000 sq ft of outdoor terraces on five levels.
– Saving 11,000 tonnes of embodied carbon by retaining half the original structure, using efficient design and low carbon materials.

Originally separate structures, 100 Liverpool Street and 8-12 Broadgate were transformed into a single building for a global financial services firm, UBS. The existing buildings' structural frame, basement and foundations were retained.

Three floors were added, including a spectacular restaurant with external terracing on the 9th floor.

90,000 sq ft of the building are dedicated to retail, restaurants, cafés and bars which, together with other current developments, doubled the retail offer at Broadgate by 2020. The redevelopment is a major milestone in Broadgate’s evolution into a world-class, mixed-use destination for London.

Sustainability

GRESB 5* rating

The structural frame of the existing 383,000 sq ft building designed by Arup built in 1988 was retained.

The building targets the Platinum WiredScore certification for connectivity, a BREEAM Excellent rating for sustainability and the WELL Gold certification for wellbeing.

Improved Connections
Connections between 100 Liverpool Street, Liverpool Street Station and the Broadgate Circle will be improved with a new collection of shops and eateries.

British Land committed to this speculative redevelopment at the end of 2016, recognising the building’s potential appeal to a diverse range of occupiers looking for high quality, yet flexible, office space within the unique, vibrant Broadgate campus environment.

2021 January - The project reached practical completion.
2020 March - LJJ Ltd reports a new contract for Cat B Fit Out with Structuretone £5.3m.
2020 March - On March 25 2020, to ensure the safety and wellbeing of those working on site, work has been suspended at British Land's major development schemes at 100 Liverpool Street and 1 Triton Square. Delays to practical completion at these sites are expected. There was approximately 1 month of work remaining at 100 Liverpool Street.
2019 February - Topping-out ceremony.
2017 January - Start on site.
