Overview

The development by CIFI and Arbrook Land extends the building within an existing rear light well and adds two storeys.

The new seven-storey building is a contemporary brick facade comprising 20,000 square feet of office accommodation and two new retail units, each of 4,650 square feet.

The development will commence on the expiry of the existing leases in January 2020 and will be completed together with the completion of the Ten Broadway scheme on the former New Scotland Yard site opposite.

History

2017 October - Westminster City Council grants planning permission for:
Erection of a two storey roof extension and infill extension at rear ground to fifth floor levels to provide additional office accommodation (Class B1). Use of the basement and ground floor levels to provide retail (Class A1) and restaurant (Class A3) uses. Complete facade refurbishment to all elevations. Provision of terraces at rear second to seventh floor levels. Installation of mechanical plant and lift overrun within an enclosure at roof level. Ref. no. 17/01327/FULL.

2016 - Floreat Real Estate acquires the Dacre House site.

2008 - Acting on behalf of McKay Securities PLC, Mellersh Harding successfully marketed and sold the freehold of the recently refurbished 17,000 sq.ft office and retail investment. The building was let on five and ten year leases at rents in excess of £50 per sq.ft, the sale to a private European investor at £12,700,000provided a net initial yield of 5.2%.
