Overview
Leaside Lock is a mixed-use development in Bromley-by-Bow, London E3.
The scheme will contain 900 new homes, 50% of which will be affordable housing.
The project will also include workspaces, retail and leisure space.
The development is built in three phases. The buildings include:
- Headwater Point A
- Headwater Point B
- Riverstone Heights C
- Riverstone Heights D
- Riverstone Heights E
The future phases include Build to Rent apartments.
History
Before the development started, the site comprised two adjoining sites: Access House, a mix of office and warehouse space, and Clock House, a derelict office that is currently being used as a temporary compound for Transport for London as it develops the tube station.
2019 April - Demolition of the 6-storey office building on site begins.
2018 October - The Guinness Partnership completes the acquisition of the scheme. This is The Guinness Partnership’s second major housing site acquisition in Bromley-by-Bow. Cushman Wakefield and Levy acted for Danescroft in the transaction and Guinness were represented by JLL.
2018 September - Full planning permission was granted in September 2018 for 491 new homes and 38,000 sq ft of flexible community and workspace.
2014 August - Danescroft Land acquired the site, which has direct access to Bromley-by-Bow tube station, in August 2014. Funded by Palmer Land Opportunity Trust.

The first phase of the project will provide 500 homes and the construction will start on site in summer 2019, with completion of the project planned for summer 2022.
