Biscuit Factory is a Build to Rent development by Greystar in Bermondsey, London SE16.

The new development designed by HTA, Hawkins/Brown and AFK architects will create 1,624 high-quality new rental homes in a critically undersupplied area, as well as increase the number of homes for social rent.

The new community in the heart of Zone 2 in London incorporates new homes for a range of rents, a new secondary school, play areas, and cultural and retail spaces, interwoven into the existing neighbourhood – and all near excellent transport links.

The development will provide enhanced public spaces, including a 115% increase in play areas and 75 additional trees, to create a well-managed, sustainable and inclusive space for community interaction.

2024 March - Greystar secures approval from Southwark Council for a BTR scheme comprising 1,624 rental homes.

2020 February - The Deputy Mayor of London approved the proposals for Bermondsey.

This follows the decision by the Mayor of London in May 2019 to call in the application and act as the planning authority for the scheme. Grosvenor had been working closely with Southwark Council and the GLA to increase the level of affordable housing whilst ensuring the project, and its many other benefits, remain deliverable. On 21st February the deputy Mayor approved these amended proposals. Alongside 1,548 new homes for rent and a school, Bermondsey will now benefit from new play and public spaces. Businesses in the area will enjoy greater footfall and additional local spend and new job opportunities will be created through 150,000 sq ft of flexible employment space.

2017 - Planning application submitted for: Full planning permission for demolition, alterations and extension of existing buildings and erection of new buildings comprising a mixed-use scheme providing up to 1,217 residential units, up to 3,795 sqm GEA of flexible Class A1/A3/A4 (retail and food and drink uses) floorspace, up to 11,979 sqm GEA of flexible Class B1/B2 (business and industrial) floorspace, up to 896 sqm GEA of flexible Class D1/D2 (community/ assembly/ leisure) floorspace, and up to 3,882 sqm GEA of multi-use floorspace (A1/A3/A4/D1) and a new/replacement secondary school, in buildings ranging from 4 to 28 storeys in height as well as the creation of a single storey basement. The development also includes a basement parking and servicing area, communal amenity space, landscaping, children's playspace, car and cycle parking, installation of plant, new pedestrian, vehicular and servicing routes, the creation of two new pedestrian routes through the Railway Arches and associated works; and Outline planning permission (with all matters reserved) for the part demolition and part retention of existing buildings and erection of two new buildings comprising a mixed use scheme providing up to 125 residential units and up to 781 sqm GEA of flexible Class A1/A3/A4/D1/Sui Generis Uses and other associated works.
