Overview
East Wick & Sweetwater is a mixed-use development by Places for People and Balfour Beatty on the site of the London 2012 Olympic Games in London E20.
The first phase is now sold out and enabling works have started on phase 2. The second phase will create 210 homes comprising 165 market sale apartments and townhouses, as well as 45 affordable homes to rent.
East Wick
Phase 1 - Construction commenced towards the end of 2017 and completed in 2022.
- 302 residential units, with a mixture of a private sale, private rented and affordable housing

Phase 2, launching in 2024, will see 210 homes delivered, with 165 for open market sale consisting of 1, 2 & 3-bedroom apartments and 3 & 4-bedroom houses. A further 45 affordable homes to rent, which has been made possible with a grant secured from the GLA.
Sweetwater
Sweetwater will create ca 650 homes, including family, affordable (31%) and private rented housing with private gardens and communal green space alongside the Lee Navigation canal.
The neighbourhood will feature a new primary school, a new nursery, community space, a library and a health centre. The beautiful canal-side park along the Lee Navigation canal will improve the existing towpath for pedestrians and cyclists, providing spaces for play and recreation.
New bridges will connect Hackney Wick, Fish Island and the Park.
