Overview
Silvertown is a mixed-use development bordering the Royal Victoria Dock and close to Thames Barrier Park in the London Borough of Newham E16.
Led by Lendlease and Starwood Capital, the development will deliver c 6,500 homes, a significant proportion being affordable.
This 50-acre site around Pontoon Dock is home to the historic Millennium Mills, an iconic 20th century flour mill, and the distinctive Grade II-listed Silo D, both of which are restored as part of the development.
Silvertown will have a total of 7 million sq ft of residential and commercial space, public parks and improved access to the water including the new Silvertown Bridge.
Silvertown is set to become a vibrant new town centre for the Royal Docks, as well as a new visitor destination for London. 6,500 new homes will be built alongside 1.8 million sq ft of next-generation business workspace and new space for cultural and community events.
Phase 1
Phase one of the redevelopment includes the refurbishment of the Millennium Mills, a derelict and imposing flour mill that has not been in use since the 1980s. The site is also home to Silo D, a Grade II listed, modernist and reinforced concrete grain silo, which dates from the 1920s and will also become a focal point of the new development.
Plans for phase one of the scheme include circa. 1,000 new homes.
Silvertown is one of the larger brownfield development sites in London’s Docklands (c 61 acres) with an extensive water frontage.
A development by Lendlease and Starwood Capital, working in a joint venture as The Silvertown Partnership. The site is owned by GLA, and The Silvertown Partnership are party to a development agreement to draw down land and develop it on a phased basis.
The team of designers working on the project includes Prior and Partners, AHMM, dRMM, Pollard Thomas Edwards and Maccreanor Lavington, with Arup advising on transport, Aecom on infrastructure and West 8 and Churchman Thornhill Finch on landscape.
History
2019 - Reserved Matters Application to approve details of Scale, Appearance, Layout, Access and Landscaping in accordance with Condition A1 of Outline Planning Permission reference 14/01605/OUT (granted on 19 August 2016) in relation to Phase 1 of the approved Development comprising Plots 1, 2Ai, 2Aii, 2B, 3, 4, 5, 6, 7 and 8 and associated public realm/landscaping This is a major planning application that is accompanied by an Environmental Statement of Compliance. The application affects the setting of two Grade II Listed Buildings (Grain Silo D, Royal Victoria Dock - Grade II Listed & War Memorial, North Woolwich Road-Grade II Listed). 2018 June - Lendlease and Starwood Capital jointly acquired The Silvertown Partnership in June 2018, and Lendlease is working as development manager on the project.
