Overview
Third & Caird is a mixed-use development in Maida Hill on the site of the Jubilee Leisure Centre adjacent to Queens Park Gardens in London W10. Completed in 2022.
Westminster City Council, in partnership with developers EcoWorld International, built 56 new homes and a new leisure centre. The total 56 homes comprise 11 one-bedroom, 25 two-bedroom apartments, and 20 three-bedroom houses.
New Homes: Modern townhouses and spacious apartments centre around a new community activity space with roof terraces boasting unique views of London.
Phase 1:
The first phase of 17 apartments launched in June 2020. One- and two-bedroom apartments over five floors on the corner of Third Avenue and Caird Street.
Townhouses:
The next phase to follow the apartments at Third & Caird delivered a collection of 20 contemporary townhouses facing onto Caird Street.
New Homes For Rent: 19 of the 56 homes will be bought by Westminster council to provide below-market rents. These homes will provide four one-bedroom apartments and 15 two-bedroom apartments The 19 apartments will be built above the new Jubilee Leisure Centre comprising of a multi-use three-court sports hall and community suite.
Construction Timeline:
February 2020 - demolition programme commences (February to April)
August 2020 - construction works commence (August to December 2021)
December 2021 - Block A and B apartments complete
- Jubilee Community Sports Centre available for fit-out
Autumn 2022 - Jubilee Community Sport Centre to open
- Block B Townhouses complete

Planning History
2014 - Planning permission for the initial application: Demolition of all existing buildings on site and redevelopment to provide a terrace of 20 townhouses fronting Caird Street, two buildings (one on corner of Caird Street and Third Avenue and the other on corner of Lancefield Street and Bruckner Street) accommodating 64 apartments (of which 12 are affordable) and a 772m2 (Class D1/D2) community sports and community centre, with associated car parking, cycle parking, private and communal amenity space and landscaping.
