Overview
London Square Croydon is a one-acre mixed-use development by London Square near West Croydon station in Croydon, London CR0.
The development will create a new public square, shops, cafes and 240 new homes next to Grade I Listed St Michael and All Angels Church.
Designed by Assael Architecture, the development will feature two brick buildings of 21 storeys and 25 storeys for the residential element, 947 m2 of commercial space, with retail and offices at street level and the new piazza opening up views to the listed St Michael and All Angels Church. Pedestrian links will also be created to the station and new shopping centre.
New Homes
1, 2 and 3-bedroom apartments in two brick buildings designed by Assael Architecture are 21 storeys and 25 storeys will be containing 240 new homes (55% affordable). London Square Partners in partnership with Clarion Housing Group will deliver 128 shared ownership homes.
55% of the homes are affordable - 132 affordable shared ownership homes. 108 apartments will be for private sale
Completion of the private apartments is expected to be November 2023. The shared ownership apartments are due to complete in March 2024.
Offices & Retail
The scheme includes 947 m2 of commercial space, with retail and offices at street level.
New Piazza
New piazza opens up views to the listed St Michael and All Angels Church. Pedestrian links will be created to the West Croydon station and new shopping centre.
Exsiting Buildings
The façade of the locally listed 6-12 Station Road of an early 20th century two storey brick building will be retained.

History
2020 - London Square acquires the site from Portman Square Holdings. London Square Partners, the developer’s affordable housing division, will work with Clarion Housing Group to deliver their third scheme together. St Michael’s Courtyard has a GDV of £90m, which will form a major part of the West Croydon Masterplan and create a new gateway to Croydon Town Centre. The one-acre site was acquired from Portman Square Holdings, with SHW acting as their agents.
Additional land was acquired from the Church Commissioners, on behalf of St Michael’s Church, to construct a public square.
2017 March - Planning permission granted for the demolition of 6-44 Station Road and all but the facade of 6-12 Station Road; erection of two buildings comprising 25 storeys (plus partial basement and mezzanine) and 21 storeys (plus mezzanine) to provide 232 residential units and 947 M2 of commercial floorspace (for use within Class A1,A2,A3,A4 or A5); new public square including area for retail use, works to church car park , cycle parking, disabled parking and sustainable energy measures.
