Regal London has acquired the Dora House site from C&C and a planning application has now been submitted to deliver a twelve storey block of 112 private apartments, as well as 170 homes allocated to people aged 55+ years in a separate 14 storey building.

Regal London’s in-house construction team has been awarded the contract to build the 55+ years accommodation, on behalf of landowners Central and Cecil Housing Trust (C&C). Of the 170 homes for seniors proposed by C&C, 153 have been classified as affordable.

Regal London will oversee the demolition of Dora House once the planning permission is granted. The proposed housing for people aged 55+ will improve and expand. The sheltered accommodation that was on the site previously and will be part-funded by the sale of the private residential site.

Residents who were living in Dora House have been relocated to alternative accommodation in the C&C portfolio and will be given priority to return once the building works complete.

Squire & Partners will design the private sale units and Ryder the building for people aged 55+.

David J O’Neill, Director of Assets & Development, C&C, commented: “Designed by Central and Cecil Housing Trust and C&C consultants, in collaboration with C&C residents, the redevelopment of the previously known Dora House property is of a sophisticated and high-end design that challenges the concept of affordable housing for people aged 55+ years. We are enthusiastic for this project to become a reality for C&C residents to experience and look forward to continuing our partnership with Regal London.”

Paul Eden, Joint CEO, Regal London, said: “St John’s Wood remains a primary area of activity for Regal London, a neighbourhood that we know has the necessary infrastructure and desired amenities to support a thriving community. With characterful, traditional architecture and a number of green spaces in the surrounding area, these new homes will provide a sought-after proposition for young professionals, downsizers and families alike.

“We are excited to have submitted the planning application in partnership with C&C, and are looking forward to building on our legacy for the benefit of both the local community and the housing market.”
