Approval for 995 More Homes

The London Borough of Brent (LBB) has unanimously resolved to grant permission for up to 995 new homes and 6,600m2 of employment space on a key gateway site into Wembley Park.

The redevelopment of the site along Olympic Way is currently home to the Stadium Retail Park and former Fountain Studios.

Known as Fulton Quarter, the development designed by GRID Architects, will deliver a residential led mixed-use scheme set around a series of pedestrian friendly streets and open spaces. All the buildings will feature a diverse mix of retail, office, workshops and community uses at street level providing employment space for approximately 300 people.

The scheme will provide an additional 995 homes towards LBB’s housing need, bringing the total number of units planned for Wembley Park up to 8,400. The homes will range from studios to 4-beds, all with balcony. The affordable housing across the scheme prioritises genuinely affordable tenures; with 70% of the affordable homes at affordable rent levels, and 55% of these affordable rent homes will be family-sized units.

Wembley Park is one of London’s biggest housing delivery schemes with over 3,200 homes currently under construction. Next year over 1,700 new rental homes will be delivered alongside new office and retail space and amenities including a 2,800sqm gym with pool and the first half of the 7-acre park. Wembley Park in 2020 will host both the launch of the London Borough of Culture and the Euro 2020 Football Championships.
