Farringdon-based construction specialist, RED Construction Group, has been appointed by Seaforth Land for the delivery of a distinctive refurbishment project at 20-23 Greville Street, London EC1.

Set to commence in Autumn 2020, RED Construction Group will implement a historically-inspired mesh façade and new windows authentic to the period, complementing the surrounding Hatton Garden Conservation Area.

The refurbishment will be executed in a sustainably-friendly manner, retaining most of the existing structure and employing cutting-edge use of Cross Laminated Timber (CLT) to create two new floors on top. An existing lightwell will also be repurposed to provide cycle facilities for the building’s occupants.

The total refurbishment will span the building’s 35,566 sq ft of floorspace, with the basement, ground and first floor levels fronting both Greville Street and Bleeding Heart Yard to be renovated and adapted for retail and restaurant use. In keeping with the historical character of nearby Hatton Garden as a centre of fine jewellery, the building will also incorporate a dedicated 1,486 sq ft affordable workspace for the craft.

Graham Sturge, Managing Director of RED Construction, said: “It has been brilliant to apply our drive and expertise to the elaborate requirements of this Greville Street project. We are proud to have the opportunity to deliver on the vision of Seaforth Land’s CEO, Tyler Goodwin to create an authentic historical restoration in collaboration with the esteemed architectural minds at Groupwork + Amin Taha. Our team is looking forward to executing this regeneration and believe the new mixed-use scheme will contribute positively to the ongoing recovery of central London.”

Marcus Hale, Chief Development Officer at Seaforth Land, commented: “We appointed RED Construction for Greville Street with the confidence they could overcome the challenges and complexities of the development, particularly with their extensive experience with modern and sustainable construction technologies such as CLT. This project is in direct alignment with our commercial real estate investment strategy and we look forward to seeing it come to life. The view from the new Crossrail Station at Farringdon, looking up Greville Street, will be greatly enhanced and made more inviting once we are finished with the project.”

Completion of the Greville Street mixed-use development is expected in Summer 2021.

The project follows RED Construction Group’s successful completion of a 78-bed lean luxury hotel in London Waterloo for the German brand, Ruby Hotels, as well as the Park Crescent (No. 14) project for Amazon Property.
