The City of London Corporation has approved plans for the redevelopment of the post-modernist 150 Aldersgate Street building.

Designed by Fletcher Priest Architects the new building will include a ground floor café, more than 17,000m2 of office floorspace and ambitious urban greening.

Chair of the Planning and Transportation Committee at the City of London Corporation, Alastair Moss, commented: “The approved scheme demonstrates that the City continues to be an attractive location for developers and investors despite the pandemic. It offers modern and flexible office space in a popular Square Mile area and will play its part in making the City a thriving 24/7 destination for residents, workers and visitors. The many urban greening elements, including roof terraces, tree planting and landscaping, will provide benefits to both office occupiers and the wider local community by improving visual amenity, well-being and biodiversity.”

The City of London Corporation has a commitment to world-class sustainable development and has included the key aims of the greening of the Square Mile and more open spaces in the City Plan 2036.

All new developments and refurbishments will be required to include a greening element to the building or public realm to contribute to improving biodiversity, rainwater run-off, air and noise pollution, temperature regulation, and making the City a more visually desirable business location.

Permission granted for the demolition of roof top plant enclosure, rear service ramp and removal of cladding to facilitate the refurbishment, recladding and extension of the existing Office (Class B1(a)) building at 150 Aldersgate Street to create a basement, ground plus nine-storey building, including rear and roof top extensions, infill extensions to the rear courtyard (ground plus two storeys) to link with 3-4 Bartholomew Place; (ii) a part change of use at ground floor from Office (Class B1) to Cafe (Class A1). (iii) erection of a new building Office (Class B1(a) at 3-4 Bartholomew Place comprised of the basement, ground plus three storeys; (iv) the amalgamation of the two buildings; (v) the creation of new accessible and inaccessible terraces, green roofs, hard and soft landscaping, and creation of external courtyards; (vi) upgrade works to Braidwood Passage, including new lighting; and (vii) reconfiguration of the loading bay and associated works.
