Eastern Lands complete

Quintain has delivered "Eastern Lands" at Wembley Park, marking a key moment in the developer's history.

65% of the 85-acre Wembley Park masterplan is now complete.

The three new developments bring 1,834 more homes as well as 10 ground floor retail units, a 29,000 sq ft super-gym, 3,000 sq ft crèche, public Multi Use Games Area and the first phase of a new seven-acre park.

The three new Quintain Living developments within the Eastern Lands are Canada Gardens, Madison and The Robinson.

1,582 of the new homes will be operated by Quintain Living, the developer’s rental management company. For the five years that Quintain Living has been in operation, a continual feedback loop between its resident teams and Quintain’s design teams of future developments is keeping the best-in-class BtR product at the leading edge of customer experience, with resident feedback informing aspects of future homes.

Flagship development Canada Gardens, with 743 BtR homes, is the largest at the Wembley Park estate with a project value of £211m with contractor John Sisk & Son. 303 of these homes are classed as Discount Market Rent; pepper-potted throughout the development to ensure they are tenure blind and all under Quintain Living’s management.

Neighbouring Canada Gardens, The Robinson development (also delivered by John Sisk & Son, with a contract value of £176.8m) is aimed at sharers, with up to four-bedroom homes. Its playful, unique amenities include rooftop caravans, a hot tub and a Sky Lounge with the longest sofa in the UK. The Sky Lounge, which wraps around a courtyard on the 16th floor, is accessible by a slide from the rooftop and includes a London Taxi coffee bar.

The Madison development, which overlooks the iconic Olympic Way, includes an architecturally landscaped podium, children’s playpark and elegant BBQ spaces with views to the neighbouring National Stadium. Two buildings within Madison have been sold to the London Borough of Brent’s i4B affordable housing subsidiary for key workers and to Legal & General affordable homes. At the time of signing, the E01/02 project was the largest contract agreed by Wates on a single site, worth a total of £161.5m.

In addition to the gym and a crèche, 10 retail units at ground floor level across the three Eastern Lands sites are perfectly suited for independent brands. As a landlord, Quintain has had exceptional success with its turnover-based rents model which has for years fostered a symbiotic landlord/tenant relationship and been a huge support to retailers during the recent lockdowns. The 15-minute neighbourhood concept has been at the heart of Quintain’s commercial leasing strategy since its inception, fostering a diverse mix of big-name and independent brands across Wembley Park and a curated neighbourhood that, alongside its iconic entertainment offering, is unique to London.

Public realm delivered alongside Eastern Lands includes the southern portion of a new seven-acre park with stunning water features, fountain, outdoor exercise equipment, a Multi Use Games Area and seating areas.

Eastern Lands houses a low carbon energy centre operating a district heating network to serve thousands of Wembley Park homes and commercial units.

All three sites have Envac integrated; an innovative system that sucks waste and recycling down underground tunnels at 70kph to a collection centre at the edge of Wembley Park, minimising the use of refuse lorries and negating the use of ground-floor bin storage facilities for residents.

As part of Quintain’s continued commitment to fostering a sustainable Brent community, contractors at Eastern Lands utilised an average of 45% local labour during construction, peaking at 53%.

Uniquely, the three sites have seamlessly integrated an underground parking network within the residential developments, serving residents as well as Wembley Stadium on event days. The parking provision at Eastern Lands includes over 160 spaces for coaches, over 200 accessible parking spaces, 330 residential car parking spaces and over 1,000 bicycle spaces. The parking facilities link to Wembley Stadium via pedestrian bridges. Delivery of the Eastern Lands sites, totalling 14 buildings, amongst an already active residential neighbourhood took exceptional logistical management and collaboration.
