London Square Partners and Clarion Housing Group have started work on the St Michael’s Courtyard site next to West Croydon station.

The £90m London Square Croydon development forms a major part of the West Croydon Masterplan and creates a new gateway to Croydon Town Centre.

Completion of the acquisition from Portman Square Holdings and additional land from the Church Commissioners has now taken place.

Construction work has now started to build new homes, a public square, shops, and cafes.

Planning was revised to reconfigure the site and increase units from 232 to 240 apartments by reducing the number of larger flats, allowing for an increase in the number of two-bedroom homes. 55% of the homes are affordable.

This is the third scheme for London Square Partners and Clarion Housing Group to deliver together, with 132 affordable shared ownership homes, alongside 108apartments for private sale.

Completion of the private apartments is expected to be November 2023. The shared ownership apartments are due to complete in March 2024.

Richard Cook, Group Director of Development at Clarion Housing Group, commented: "It is great to be once again working with London Square to bring forward much-needed new affordable housing. This high quality, the attractive scheme will offer a great place to live and an opportunity to get on the housing ladder at a key gateway location. St. Michael’s Courtyard builds on our existing commitment to Croydon where we already have a number of homes and one of our main headquarters offices.

The West Croydon area is seen as pivotal to providing the capacity for growth plans for the area, with the transport hub shaping perceptions of visitors and playing a key role in the success of the regeneration plans for Croydon town centre."

Adam Lawrence, Chief Executive, London Square, added: "We are delighted that the deal has now completed, revised planning is in place and work is now underway. The scheme will help to redefine the West Croydon area and the wider ambitions for the borough, delivering new homes, improving the area for the local community and helping to boost the local economy. We are delighted to be working with Clarion on our third joint project."

Richard Plant, head of SHW’s Croydon office and chair of Develop Croydon said: "This development will benefit from being next to one of the best transport interchanges in south London, combining tram, heavy rail, underground and bus station in one location. We are delighted to have helped deliver such an important and pivotal regeneration scheme in West Croydon."
