Construction of the new building at At 1 Newman Street & 70/88 Oxford Street is nearly complete with completion expected in the coming weeks, said Great Portland Estates in the latest report for the year ended 31 March 2021.

The building is now 32.1% pre-let, following the leasing of the upper three floors to Exane in May 2020.

The basement space is under offer and interest in the remaining office floors remains encouraging.

The leasing of the retail space will be more challenging in the near term, given the impact of COVID-19 on the wider UK retail environment and the opening of the central section of Crossrail being delayed to mid-2022.
