Camden Council has approved plans for the redevelopment of the former Royal National Throat, Nose and Ear Hospital site at 330 Gray’s Inn Road to create new homes, office space and a lifestyle hotel.

Ross Jacobson, Groveworld’s Senior Development Manager, commented: ”This is a significant milestone for an exciting project and our plans to revitalise 330 Gray’s Inn Road have been shaped by an extensive programme of engagement over the last 18 months with the London Borough of Camden and the local community.

The designs will create an exciting new community that, aside from providing much-needed new homes for the borough, will deliver a mix of open spaces and high-quality facilities our residents and neighbours can enjoy.

Our hope is that this will become an important site in the Knowledge Quarter as it continues to grow and flourish.”

Philip Turner, AHMM Director and the lead architect for the project, said: “We have worked closely with Groveworld and Camden Council since May 2019, to develop an intricate masterplan of five buildings for 330 Gray’s Inn Road.

The final plans represent an exemplary design that has sought to reflect the historical grain of the King’s Cross Conservation Area, and will offer something for everyone, from open spaces to high-quality leisure facilities and a state-of-the-art lifestyle hotel where new and existing residents will be able to work, relax and socialise with friends and family.”

Daniel Austin, CEO at ASK, who provided finance for the acquisition of the site, added: “ASK are delighted to have helped fund the acquisition of this unique site, with significant urban regeneration potential. Groveworld has been truly committed to this exceptional scheme and we were thrilled that the project now has the green light. Its ultra-modern lab-enabled office facilities will hugely enhance the Knowledge Quarter, alongside improved housing stock, leisure and accessibility, bringing a substantial uplift to this area of King’s Cross. It will be exciting to see Groveworld’s fantastic vision for the development progress.”

The development comprises: Retention of 330 Gray's Inn Road and a two storey extension above for use as hotel (5 above ground storeys in total), demolition of all other buildings, the erection of a part 13 part 9 storey building plus upper and lower ground floors (maximum height of 15 storeys) for use as a hotel (including a cafe and restaurant); covered courtyard; external terraces; erection of a 7 storey building plus upper and lower ground floors (maximum height of 9 storeys) for use as office together with terraces; erection of a 10 storey building plus upper and lower ground floors (maximum height of 12 storeys) for use as residential on Wicklow Street and office space at lower ground and basement floors; erection of a 5 storey building plus upper and lower ground floors (maximum height of 7 storeys) for use as residential on Swinton Street and associated residential amenity space; together with a gymnasium; new basement; rooftop and basement plant; servicing; cycle storage and facilities; refuse storage; landscaping and other ancillary and associated works.

The Planning Committee meeting took place on Thursday 8th July 2021. Camden planning application ref. no. 2020/5593/P.

The application will now be referred to the Greater London Authority and the works are expected to start early 2022.
