Boutique luxury developer One Point Six London has secured the sale of its 3-bedroom lateral apartment at 45 Eaton Square.

The 2,030 sq ft apartment was sold furnished and achieved £3,678 per sq ft, which is a record for an upper floor flat on the prestigious square. Originally listed with a guide price of £7.95 million, sole agents Knight Frank oversaw the sale.

It is the fourth price record achieved by the prime London developer in four years, with previous successes on Observatory Gardens, Pont Street and Cadogan Gardens – all achieving record price per sq ft values.

Yadav Jani, Co-Founder and Managing Director of One Point Six London, commented: ”I was very excited about this project when we first acquired it in 2017. Due to the building’s Listed status the final construction and fit-out took a number of years and as we approached completion and seeing what was happening with the pandemic towards the end of 2020, I became nervous about the eventual launch.

“When we first started to introduce the home to the market we had six viewings in six months, compared to six viewings every two weeks on other projects. This was all because the typical international buyer could not fly into the UK due to travel restrictions. In the end, despite the market condition, I’m glad that we persevered and waited for the right buyer who took it completely as is and at a record price for this level. It is another excellent achievement and testament to our offering.”

The success at 45 Eaton Square marks a strong 2021 for One Point Six London, with its Kenyan arm recently awarded the Best Office Interior at the International Property Awards Africa, for its work at a high-end commercial bank in Nairobi.
