Land Securities’ West12 shopping centre is to get a new look with an ibis hotel and a new façade, which is already attracting new brands to its retail offer as development takes place at Shepherd’s Bush, London.

The major transformation is delivering a new four-storey, 128-bed hotel development and a refurbishment of the ‘front of house’ shops on the Shepherd’s Bush Green. The ibis hotel, part of the Accor family, is being developed within a former office block and will have a contemporary design, including a bar. The hotel is to open in summer this year and will be one of the first UK openings to bear the new ibis branding. This follows the announcement that Accor’s economy brand proposition will be realigned, creating a three-strong megabrand encompassing ‘ibis’, ‘ibis styles’ and ‘ibis budget’.

Foxtons and Esquires Coffee are also joining the scheme and will be situated in the line of shops on the ‘Green’, which includes Cycle Surgery, Headmasters, Carphone Warehouse, Argos, HSBC, Bagel Bite and ‘Jumbucks’, an Australian specialist product store. Foxtons will take one of the largest units covering 3,500 sq ft and Esquires Coffee will be in a 2,000 sq ft unit.

Land Securities’ Portfolio Manager for West12 Andrew Rawlings said: “This major revamp is an exciting time for West12 as it continues to establish its attractive proposition as a venue in its own right. We’re clearly seeing that active asset management is paying dividend. We’ve worked closely with Accor, and new and existing retailers, which are also investing in the transformation with brand new fit-outs. The centre will take a giant leap forward in the summer.

“The shopping and leisure centre is going from strength to strength as we’re already seeing a positive impact on shopper numbers which also happened following the opening of Westfield London.”

Thomas Dubaere, Managing Director, Accor UK & Ireland, “We are very pleased to be part of this project and working alongside Land Securities to realise a brand new ibis hotel. ibis is the keystone of our economy portfolio and stands for modernity and innovation which is evident throughout this whole development. 2012 will be a busy and exciting year for Accor with the roll out of our new ibis brand and a strong development pipeline, and this hotel plays an integral part of both. It is an important opening in an important year.”

Agents MMX and Nash Bond represented Land Securities with the lettings. GMTW is the architect for the overall project.

West12 shopping and leisure centre, anchored by Morrisons, is 291,900 sq ft with 38 retail and seven leisure units, a 12-screen Vue Cinema and Fitness First.
