Sainsbury’s Ladbroke Grove superstore site, also known as Project Flourish, in Ladbroke Grove, London W10.
Ballymore and Sainsbury’s are transforming the 19-acre site at Ladbroke Grove within the RBKC’s Kensal Canalside Opportunity Area.
The proposed plans include:
- 2,519 homes of varying sizes and types, with a minimum of 500 being affordable.
- Green and open areas, featuring new public parks, play zones, and a revitalised canal basin.
- A modern high street housing local retail, a larger Sainsbury's store and café among other workplaces.
- Transport upgrades in Ladbroke Grove with enhanced junctions, new bus stops, and better connections to the canalside path are planned.
- A community hub that provides affordable workspace for businesses, charities, and community groups.
- A new 130,000 sq ft Sainsbury’s store will provide a fresh, modern approach to trading with increased capacity for home delivery services. The agreement will ensure continuity of trading within the existing store until the day the new store opens.
The planning application submitted in October 2023 followed three years of extensive consultation with local residents and stakeholders.
2,000 long-term jobs will be created and an estimated annual economic uplift of £37 million.
The site is one of the last major brownfield opportunities left to develop in the Royal Borough of Kensington and Chelsea.
