Description of Juniper House
Redevelopment of Juniper House and land on Hoe Street in the heart of Walthamstow Town Centre, London E17.
The project includes building 91 new homes, a 53-place pre-school nursery for local people with its own play-area at the back of the site, new flexible commercial space and a pocket park at the front along Hoe Street.
There will be homes for 23 social rent for local people, including some larger three and four bedroom homes to help families in need of affordable housing.
The scheme will also include 18 shared ownership homes designed to help local people afford a first home.
With £2.48m grant support through the Greater London Authority’s (GLA) Building Council Homes for London Programme the site will achieve 50% affordable (by the GLA’s habitable room definition).
Juniper House previously housed the Council’s Children and Families Services, before they were relocated to Town Hall Campus as part of the Council’s redevelopment plans to bring the majority of council employees together into new, fit for purpose office space on the Town Hall Campus. Juniper House is the first of the Council’s older sites to close and will contribute to much needed housing, prioritised for local people.
Hill Partnerships Limited has been awarded the design and build contract for Juniper House. The council will keep ownership of the land when the development is completed ensuring long term benefits are maximised for local people. Works started on site in summer 2019.

Juniper House ground-breaking ceremony took place recently.
Juniper House is being developed by Waltham Forest Council and will provide 91 new homes of which 50% will be affordable.
Additionally, the scheme will deliver a pre-school nursery and commercial units.
The demolition of the existing site is set to begin shortly, with the first residents planned to move in during Spring 2022.

Plans Approved
Waltham Forest Council’s Planning Committee approved an application for 91 new homes on Hoe Street in Walthamstow Town Centre on Tuesday 7 May 2019.
The redevelopment of the Juniper House site includes building a 53-place pre-school nursery for local people with its own play-area at the back of the site, new flexible commercial space and a pocket park at the front along Hoe Street.
Cllr Simon Miller, Member for Economic Growth and High Streets, commented: “The planning approval of 91 new homes at Juniper House is part of our wider vision to ensure we deliver much needed housing for our local people. We are committed to delivering 1,800 new homes a year over the next ten years. Juniper House is in the middle of the town centre and not only are new homes prioritised for local people welcomed, but also the provision of a new nursery, something our residents have told us they want.”

The plans will now go to the GLA for consideration and final approval is subject to negotiating satisfactory Section 106 conditions.
Works will start on site in summer 2019 and be completed in early 2021.
