Overview

The Toy Factory is a mixed-use development in Waltham Forest, London E17. Also known as the Blackhorse Yard.

330 homes for affordable shared ownership homes will be developed by Catalyst Housing and Nu Living.

The development also includes 3,000m2 of workshop space and a new park.

The scheme will also deliver retail space in the heart of the Blackhorse Road area and a green link which will provide easy access to Blackhorse Road station.

History
1.67-ha former Webbs industrial site at Blackhorse Lane. All the existing buildings on site are demolished.

2016 - the Mayor instructed the GLA to buy the former Webbs Industrial Estate - a plot of land which had stood derelict for 7 years - with the intention of finding a development partner to build more new and genuinely affordable homes for Londoners. After a record 13 bids, Catalyst were selected as the preferred bidder and subsequently agreed to collaborate on the regeneration with Nu Living (Swan Housing Group).
