2017 - Mimecast has signed for 78,000 sq ft – close to one-third of the new office space.

The old building was completed in 1984 - the first of a three-phase office development designed by Arup Associates for Rosehaugh Greycoat Estates1. The 50 000m2 building is eight storeys high and was designed around a full-height central glazed atrium, capped with a large glazed lantern to allow occupiers to benefit from as much daylight as possible. At the same time, it was designed to be very economical in its use of energy with external shading devices to protect the building from the effects of solar gain.

A particular feature of 1 Finsbury Avenue was the design of the structure. The building has a steel frame with metal decking as permanent formwork for the concrete floors. The use of structural steelwork with sprayed fire protection allowed extremely rapid construction.

Work will start on the £35 million (Brtish Land share) refurbishment of 1 Finsbury Avenue next month, adding retail, a new cinema and roof terrace to the building.

Exclusive discussions regarding 78,000 sq ft of this improved space, representing 27% of the total available, are underway with technology company, Mimecast.

Influenced by market uncertainty following the referendum, British Land is planning to proceed at 1 Finsbury Avenue with a lower cost refurbishment than was originally planned.

The works at the 281,000 sq ft office building will cost £102m and are due to start in 2017 after receiving the building back from UBS in December 2016.
