Overview
10 Lewis Cubitt Square, also known as P2, is a mixed-use scheme in King’s Cross, London N1.
The development will contain a 600-seat theatre, 193,621 sq ft of office and 18,267 sq ft of retail space.
Designed by Allford Hall Monaghan Morris (AHMM) Architects, the 196,000 sq ft building offers nine floors of office space.
The building features a fifth-floor wraparound terrace and retail space at ground level. It was designed to encourage the well-being of the building’s users and ensure future flexibility and adaptability. As well as extensive outdoor terraces, internal spaces have been designed to maximise natural light. Circulation routes through the building have been designed to be generous, uninterrupted and light-filled, including the stairs and lobbies. Employee wellbeing and fitness are also encouraged with prominent cycle entrances and parking, as well as changing facilities. Construction on 10 Lewis Cubitt Square was delivered by Kier.
The building will offer nine floors of flexible office space, set to house Facebook/Meta. The ground floor on the south side will be dedicated to retail space, further expanding the Coal Drops Yard complex.
The building façade is comprised of honed precast concrete panels which create shadow and depth, and allow for extensive use of large format glass. The building has been designed to the high standard of BREEAM Excellent with dedicated cycle access and a large cycle parking facility, with space for 238 bicycles as well as lockers, showers and a drying room.
London Theatre Company
The London Theatre Company new theatre in King's Cross is designed by Stirling Prize-winning Haworth Tompkins Architects in collaboration with TAIT, world leaders in designing, constructing and delivering the finest live event venues.

Construction started in November 2018.
2018 July - KCCLP announces that Facebook will take space at P2 upon completion. Facebook took 611,000sq ft across three buildings will occupy three buildings in King’s Cross, including P2 on Lewis Cubitt Square and 11 and 21 Canal Reach.
2018 June - Kings Cross Central Limited Partnership (KCCLP) submitted a reserved matters planning application to the London Borough of Camden for a mixed-use scheme for P2 King’s Cross. The proposal was for a 600-seat theatre, 193,621 sq ft of office and 18,267 sq ft of retail space.
Site & Location
The building is situated on the corner of Handyside Street and Wollstonecraft Street, adjacent to Lewis Cubitt Square (to the east) and London’s new shopping destination Coal Drops Yard and Gasholders London to the south.
