Description of Plimsoll Building

Plimsoll Building is a residential building in King's Cross, London N1.

The Plimsoll Building is set alongside Regent's Canal overlooking Gasholder No 8 park.

SES Engineering Services has marked the culmination of its mechanical and engineering (M&E) contract on a landmark development at one of the most significant new parts of central London.

Working alongside main contractor Carillion, SES has successfully provided full M&E services to more than 255 apartments across 10 floors of The Plimsoll Building in King’s Cross.

This innovative project, which saw SES utilise its industry-leading ‘build before you build’ approach, has attracted widespread praise from the engineering industry.

The Plimsoll Building project saw SES utilise world-leading off-site manufacturing and pre-fabrication techniques to design and install 255 service cupboards, one for each apartment, which incorporated all essential mechanical and electrical plant and equipment.

These installations - including a heat interface unit, heat recovery unit, underfloor heating manifolds, consumer unit, BT Home Hub and space for a washing machine – represent a major efficiency and safety innovation. Created off-site, these units would otherwise have required multiple trades on site working in a congested area, representing a major logistical and health and safety issue.

In addition, the PRISM facility has delivered all of the main service risers covering seven riser shafts each extending over 50m incorporating 3km of finished and tested pipework, ductwork and electrical containment. Each was designed specifically with pre-fabrication in mind to deliver valuable efficiencies at every stage of the build.

Tim Cunningham, Regional Director for London and South East at SES said: “This has been a challenging project but our site team have all worked exceptionally hard and remained positive to ensure that the project was handed over on time.

“Our PRISM facility is at the forefront of M&E installations, meaning we can offer the most effective solutions to even the most technically complex projects, adding real value to our clients.

“The client team is delighted with the end result and we look forward to completing other projects in the area.”

Mr Cunningham adds that the pioneering manufacturing and pre-fabrication techniques to design and install more than 250 service cupboards have resulted in a significant reduction in the forecasted construction period as well as a safer workplace.
