Boutique developer Fruition Properties has secured planning permission to develop nine new residential apartments at 20 Crimscott Street in Bermondsey, London SE1.
Designed by renowned architects TP Bennett, the ambitious development will provide a mixture of 1, 2 and 3 bedroom apartments as well as external improvements to the existing commercial space.
Parul Scampion, chief operating office of Fruition Properties, said: “Through careful consideration of all parties and a collaborative approach, this innovative scheme will deliver much needed new homes without compromising the industrial landscape and heritage that this area of Bermondsey is known for. Rooftop development projects like this provide a win-win solution to solving the capital’s housing shortage, in a measured way that doesn’t compromise key employment space.”
Doug Smith, principal director at TP Bennett, commented: “With land values still rocketing and established businesses having to migrate outside Central London we see a great opportunity in this type of inner-city densification. Such a development will help maintain Bermondsey as one of London’s most diverse and vibrant quarters, where manufacturing, creative energy and high quality living co-exist with all benefitting from the relationship. This scheme also presents a fantastic opportunity to establish a positive dialogue between the existing 1990s brick building and a new articulated volume above it, bringing variety, interest and activation to the streetscape.”
Michael Burman, founder of F.E Burman, added: “I am delighted to be able to facilitate a development that enables both the maintenance of longstanding traditional skills and employment in Southwark and the provision of much valued accommodation.”
Chris Henshall, founder of Henshall and Partners, which brokered the transaction, said: “We were delighted to facilitate this off-market transaction between Mr Burman and Fruition. This marked another deal for us in the borough of Southwark; delivering quality homes in an area that has become a key location for our business. It will be exciting to see a deal like this be brought to life, as it offered an innovative way to maintain the site as a place to both live and work.”
The result bolsters Fruition Properties’ track record of delivering outstanding airspace development projects above a wide range of buildings including pubs, restaurants and residential blocks, with over 10 years of experience delivering clever solutions that meet the differing requirements of various stakeholders.
Construction is due to start in Spring 2020, with estimated completion due Q4 2020.
