Overview
76 Southbank is a redevelopment of the IBM Building in South Bank, London SE1.
The new building will contain 300,000 sq ft of office space and 50,000 sq ft of terraces. 80% of the existing structure is retained, targeting NABERS 5*.
Originally built as the marketing centre for IBM in 1983. The now Grade II listed building was designed by Sir Denys Lasdun (Hallfield Estate, Royal College of Physicians and National Theatre).
The new building designed by AHMM offers both qualitative and quantitative improvements and the public realm. The building will be sensitively refurbished and extended to deliver an additional 11,000m2 of flexible and sustainable office space for an estimated 1,200 additional jobs.
Over 80% of the existing structure will be retained. The highly energy-efficient building is targeting BREEAM Outstanding and certification under the NABERS Design for Performance standard with a 5-star rating.
Amenities include large outdoor terraces, covering over 4,400m2 enhanced by landscape design by Vogt.
The development will achieve over a 200% improvement in biodiversity value and an urban greening factor of 0.3.
The development will primarily focus on these key aspects:
Public Realm Improvement - The space around the building will be enhanced to better integrate with the local streetscape. This will involve the development of active frontages, making them more pedestrian-friendly and inviting to the public.
Entrance Modification - The first-floor vehicle entrance will be replaced with a ground-floor pedestrian entrance, catering to foot traffic and ensuring a seamless connection to the surroundings.
Office Space Upgrade - The building's internal layout will be reimagined to accommodate state-of-the-art technologies and flexible working arrangements.
Outdoor Landscaping - External terraces will be landscaped to create a welcoming amenity space for occupants. This design feature will offer a breath of fresh air and a relaxing environment amidst the busy office setup.
New Reception and Café - The ground floor will house a new reception, designed to be welcoming and functional. Additionally, a café accessible to the public will be established, offering an interactive touchpoint between the building's occupants and the general public.
Extension and Remodelling - An additional two storeys will be added to the building while still respecting its original architectural design principles and façade.
Sustainability - A key aspect of this refurbishment is a dedication to sustainability. The new design solution will prioritise energy efficiency, making the building a responsible and eco-friendly part of the urban fabric.
Enhanced Engagement with Surroundings - The building is set to significantly enhance its interaction with the conservation area and the adjacent public realm, including Queens Walk and the National Theatre.
