Use of the building to provide a private members club and boutique hotel (sui generis) including spa at basement and lower basement levels, restaurant and lounge bar/library and seating area at ground floor level, 11 hotel rooms at second and third floor levels and private members terrace at roof level. Removal of existing, non original roof form and its replacement with a mansard roof to contain plant and members lounge, creation of a new external terrace area facing St James Street. Creation of an additional basement level to house further spa facilities. Alterations to extract duct to rear, third floor terraces and associated internal modifications.
