Overview

Holbein Gardens is an office development off Sloane Square in Belgravia, London SW1.

Grosvenor will refurbish and extend the building to create 28,000 sq ft of high quality, flexible and sustainable workspace.

The designs by architect Barr Gazetas focus on retaining the existing 5 storey structure, re-use of materials and introduction of extensive greening will result in one of London’s most sustainable office buildings.

Sustainability

An early whole life carbon assessment minimised upfront embodied carbon, means the development will meet the LETI Pioneer Project embodied carbon target of 500kgCO2/m2.

This has been achieved through the façade retention and trialling new low embodied carbon products including CEMFREE Concrete, Thermalite aircrete blockwork and reclaimed raised access flooring. Opportunities to recycle steel are being explored and cross-laminated timber will be used in the creation of the extension.

The in-use energy efficiency of the all-electric scheme will be enhanced through effective lighting and mechanical equipment, on-site renewable energy generation, blue roofs and sustainable urban drainage systems.

Grosvenor’s goal for all managed buildings is to be net zero operational carbon by 2030 and to increase biodiversity in Mayfair and Belgravia.

Grosvenor is targeting BREEAM Outstanding, WELL Gold and Wired Score Gold certifications for the completed project.

History

The office building was originally built in the 1980s.

2020 December - Planning permission granted for the redevelopment.

2020 September - Grosvenor submitted a planning application for the demolition of roof structures and fourth floor level and erection of fourth, fifth floor and part sixth floor for office (Class B1) use. Construction of roof terrace and plant enclosure. Replacement of windows and plant. Insertion of green walls. Creation of ground floor entrance. Landscaping works and other associated external works. (MAJOR APPLICATION). Royal Borough of Kensington and Chelsea ref. no. PP/20/04606.
