York Gardens at 2 Shuttleworth Road is a residential development in Battersea, London SW11.

New Homes
Over 2550 new homes will be delivered including the replacement new homes for all existing council tenants and those of all resident freeholders and leaseholders.

Phase 1
The first phase of the scheme delivers three new buildings including a new community facility which provides a new council swimming pool and leisure centre, alongside an improved replacement library, community and children’s centres.

This includes 134 replacement council homes for existing tenants to move to, 65 new affordable shared ownership properties and private homes for sale.

The first phase commenced on site at the beginning of 2021.

New Homes For Rent
The development will create 71 new council homes for rent, which will be prioritised for the residents of the estates that are being redeveloped.

The site forms part of the council’s wider Winstanley and York Road Estates regeneration programme, to increase the number of affordable homes available for local people.

Developer Winstanley & York Road Regeneration LLP is the Joint Venture (JV) partnership between Wandsworth Borough Council and Taylor Wimpey to deliver the regeneration of the Winstanley and York Road estates. The JV is made up of staff both from Wandsworth Borough Council and Taylor Wimpey, delivering the redevelopment together.

History

2018 June - Planning permission for: Demolition of the existing recording studio and lock-up garages and erection of a three- to seven-storey building with basement to provide 77 residential units (C3 use class) (19 x1 bedroom, 50 x 2 bedroom, 8 x 3 bedroom) and 624 sqm of recording studio floorspace (sui-generis use class); associated car parking, landscaping and public realm improvements. Work on site started in June 2018.
