The first completions and hand over of sold units is expected in H1 2020.
Over 80% of the units (155 of the 186), have now been reserved or exchanged with sales of the remaining units expected when the completed product is available for viewings. Pricing of Phase 2 sales to date remains at a modest premium to comparable units in Phase 1.

Phase 1 of Lillie Square is substantially complete, and 217 units have been handed over to residents representing £123 million (Capco share) of sales proceeds.
Sales of the nine remaining units of Phase 1 continue to progress, the most recent of which, a premium unit, transacted in July at £2,300 per square foot.
In Phase 2, over 80 per cent of the units (153 of the 186), have now been reserved or exchanged, 60 of these transacted in 2018, including the exchange of contracts with an international investor for all 49 apartments and 31 parking spaces at ‘9 Lillie Square’, one of the four blocks within Phase 2. Total consideration for this transaction was approximately £66 million (£33 million Capco share). Pricing was in line with Phase 2 sales to date at a modest premium to comparable units in Phase 1.
Sales proceeds from Phase 1 have been used to pay down the Lillie Square bank facility. With over 80 per cent of Phase 2
reserved or exchanged, the main construction contract was awarded in June 2018. The bank facility will be redrawn to fund construction of Phase 2 with delivery expected from the end of 2019.

Capco has announced that the Lillie Square joint venture (between Capco and KFI) has exchanged contracts with an international investor for the sale of all 49 apartments and 31 parking spaces at ‘9 Lillie Square’, the fourth block within Phase 2 of the Lillie Square development.
The total consideration is approximately £66 million (£33 million Capco share). On exchange of contracts a deposit of £6.6 million (£3.3 million Capco share) was received representing 10% of consideration, with a further staged payment of 10% to be received in 12 months and the balance on completion.
Pricing is in line with Phase 2 sales to date, at a modest premium to comparable units in Phase 1. 142 of the 186 units in Lillie Square Phase 2 have now been reserved or exchanged.

Phase 1 handover at Lillie Square has substantially completed. By the end of 2017 the residents of 182 new homes had been welcomed to the scheme. A pop-up high street for Earls Court was successfully launched on Lillie Road.
Negotiations are at an advanced stage for the main construction contract for Phase 2. 50% of the 186 apartments in the phase have now been reserved or exchanged. 34 of these transacted during 2017, seven of which occurred during the second half of the year.

Construction of Phase 1 of Lillie Square is progressing well and the first residents have moved in, reports CAPCO.
The first residential completions at Lillie Square took place at the end of 2016 with the first units being handed over in time for Christmas.
The sales of Phase 2 continue at a modest premium to comparable units in Phase 1.

Construction of Phase 1 of Lillie Square nears completion and the business is preparing to welcome its first residents in the coming weeks, reports Capco.
Sales of Phase 2 apartments continue with 50 apartments now reserved or exchanged and enquiry levels remain positive. Pricing continues to be at a premium to Phase 1 and the recent sales are in line with previously achieved prices in Phase 2.

To date 44% of the entire scheme has been pre-sold representing over £300 million of sales across the development, reports developer CAPCO.
Phase 1 launched in 2014 and is predominantly sold, representing over £250 million of sales. The average price per square foot for Phase 1 is circa £1,500 with the range of pricing achieved at £1,200 – £2,800 per square foot including a penthouse
sold for £6.3 million in January this year. Construction of Phase 1 is underway and progressing positively with first completions on track for delivery later in the year.
In Phase 2, 70 units have been released for sale and 41 have been reserved or exchanged, representing 59 per cent of the first release (four reserved since the result of the EU referendum). Whilst the level of enquiries has been strong since the
beginning of the year, the rate of sales has been slow with the uncertainty in the weeks leading up to the EU referendum impacting buyers’ decision-making. Sales prices achieved in Phase 2 have remained positive with prices 4 per cent higher than
comparable units in Phase 1.

Construction of Phase 1 at Lillie Square continues on plan and first completions are expected in the second half of 2016, reported Capco last week.
Phase 2 sales at Lillie Square continue and since the last update on 24 February 2016, 9 units have been reserved or exchanged. Of the first release of 70 units for sale in Phase 2, 37 have been reserved or exchanged in total at values approximately 5 per cent higher than comparable units in Phase 1.
Over £300 million of sales to date have been achieved across the Lillie Square scheme.

Following a strong sales launch of Lillie Square, the apartments in phase one are predominantly sold with over 94% reserved or exchanged.
Enabling works for phase 1 continue and construction will begin shortly with the first homes available from 2016.
The average sales price for phase 1 is on track to achieve £1,400 - £1,500 per square foot with pricing on individual premium units achieving over £2,000 per square foot.

204 of 237 flats in Phase 1 were reserved or exchanged in the five weeks since launch in March.
Demand has been strong in the five weeks since launch. 204 of the 213 units initially released are reserved or exchanged totalling over £200 million of sales, with pricing on individual units achieving up to £1,885 per square foot.
The initial launch was focused on standard units, with premium units to be released shortly. Overall, the average sales price for phase 1 is expected to be between £1,400 - £1,500 per square foot.
Construction of phase 1 is on track to start in summer this year and a £130 million debt facility (Capco share 50 per cent) to fund these costs is expected to be signed shortly.
