Description of 10 Portman Square

10 Portman Square is a new building with 113,000 sq ft office and 20,000 sq ft of retail space in Marylebone, London W1.

In April 2010 British Land bought 2-14 Baker Street in the West End for £29million. Planning consent was granted in 2009 for 139,000 sq ft of office space with retail units at ground level.

The new nine storey rectangular building will have a central core with natural light on all four sides. All of the office floors will be totally column free and they will range in size from 9,500 sq ft to 18,000 sq ft. The 5th and 7th floors will also benefit from large accessible terraces. The development has been designed to achieve a BREEAM 'Excellent' environmental rating.

Maris Interiors have just completed an office design and relocation for Ontario Teachers’ Pension Plan at 10 Portman Square.

Maris was appointed to undertake construction of Teachers’ new office space for their investment team in west London. In addition, Maris was invited to examine and improve upon the architect’s original scheme.

Consequently Maris designed a new reception space which would act as focal point for the entire office. Our design opens up the space and emphasises the views across west London. By working with, rather than against the architecture of the building we could deliver an open and welcoming environment which simultaneously offers a high degree of flexibility.

British Land announced that the Ontario Teachers’ Pension Plan (OTPP) has agreed to let 18,535 sq ft of space at 10 Portman Square. Canada’s largest single-profession pension plan The OTPP will occupy the second floor of the building, signing a 15 year lease with a 10 year break.

The offices at 10 Portman Square are now almost fully let, following recent deals with glass packaging manufacturer Ardagh Glass and investment management company Independent Franchise Partners. The building, which provides 113,700 sq ft of Grade A office space over seven floors, is also home to Aspect Capital, Arrowgrass Capital Partners and Aramco Overseas Company.

Completed in May 2013, 10 Portman Square was delivered as part of British Land's 2010 Development Programme, comprising 2.7 million sq ft of space, including circa 820,000 sq ft in the West End.

Ardagh Glass, a subsidiary of Ardagh Group, a leading global glass and metal packaging manufacturer, has agreed to let 10,250 sq ft of office space at 10 Portman Square from British Land.

The company will occupy part of the first floor, signing a 10 year lease with a 5 year break.

Ardagh will join investment management company Independent Franchise Partners, who agreed terms on the other half of the first floor in July. The building, which provides 113,700 sq ft of Grade A office space over seven floors, is also home to Aspect Capital, Arrowgrass Capital Partners and Aramco Overseas Company.

The latest deal brings occupancy across the 2.4 million sq ft West End office portfolio to 96%, up from 88% at 31 March 2014. Completed in May 2013, 10 Portman Square was delivered as part of British Land's 2010 Development Programme, comprising 2.7 million sq ft of space, including circa 820,000 sq ft in the West End.

British Land has let 6,500 sq ft to investment management company Independent Franchise Partners LLP at 10 Portman Square. The company will occupy part of the first floor of the building.

Independent Franchise Partners will join asset management firm Arrowgrass, which signed to occupy the 18,534 sq ft third floor in May. The building is also home to Aramco and Aspect Capital.

The latest deal means 10 Portman Square, which provides 113,700 sq ft of Grade A office space over seven floors, is just over 75% let. The building, completed last year, was part of British Land’s 2010 Development Programme comprising 2.7 million sq ft, of which circa 820,000 sq ft has been delivered in the West End. The 2010 Development Programme is now 78% let or under offer.

McAleer and Rushe has completed a flagship design and build office project for British Land at 10 Portman Square in Marylebone.

The top UK REIT has also awarded McAleer & Rushe, British Land’s 2013 Award for Exceptional Site Management for its “exceptional work on 10 Portman Square.”

The 8-storey building, which includes retail units at ground and lower ground levels, was completed on time and on budget and is already 51% let and has been achieving record rents.

The handsome 10 Portman Square was designed by architects Jestico+Whiles, boasts column-free floorplates of 18,500 sq ft, a dramatic curved roof and large accessible terraces offering dramatic views across London. British Land has announced the first letting at its West End development 10 Portman Square. Investment manager Aspect Capital will take up 24,520 sq ft of office space on the top two floors of the seven storey building.

10 Portman Square, located in London’s West End comprises of 113,000 sq ft of modern office space over seven floors. The building features a curved roof providing open terraces to the fifth and seventh floor, while unique floor to ceiling glazing allows natural light to pour in from every direction.

Tim Roberts, Head of Offices at British Land said: “In our development programme we have transformed an old building facing onto Baker Street into a prime location on Portman Square and developed it to a high standard.
