The freehold of The Queens has been sold by Derwent London for £3.5 million, reports Hanover Green.

The 3,131 sq ft retail space on the ground floor is let to Heal & Son Ltd for 15 years from March 2015.

There are 16 residential apartments above the retail unit which were sold on 250-year leases with rising ground rents.

The passing rent was £144,400 pa and the sale reflected a net initial yield of circa 4 %.

Hanover Green acted for Derwent London on the sale.

Stiff + Trevillion have completed Queens Apartments for Derwent London.

Queens Apartments are 16 luxury flats, including penthouse, in a prominent building behind part of the original façade of a 1930’s art deco cinema.This façade pointed Stiff + Trevillion in the direction of a horizontal European modernist building that would retain echoes of its past life to create this striking residential building.

The new 4-storey structure has a setback fifth-floor penthouse. The basic building form and massing are heavily influenced by the surrounding buildings. Each terra cotta tile on the elevation were specially made and these panels, along with the fluted cladding, lend Queens a distinctive and seductive feel.

Derwent London has launched Queens Apartments in Bayswater, London W2!

A landmark building at the heart of one of the most vibrant quarters of west London, Queens offers luxury living within crafted modern spaces full of character and delight. Sixteen individually designed and spacious apartments range across this beautifully tailored five-storey building, making the most of the natural light and the open views across the desirable and well connected location.

Queens is a fresh and contemporary building tucked behind part of the original façade of a 1930s Art Deco cinema. The cinema frontage has been carefully preserved and restored. It also provided inspiration to both the exterior and interior design by renowned architects Stiff + Trevillion. The cinema was designed by architects J. Stanley & Clare and completed in 1932. The colourful mosaic tiles, period signage and stained glass windows of the Bishop’s Bridge Road façade have been carefully restored and updated, blending with the streamlined form of the rest of the modern building, which features a dedicated entrance on the recently landscaped Queensway.

Derwent London has been granted planning permission by Westminster City Council to create 16 residential units and ground floor retail space totalling 21,400 sq ft (1,990m2) at 96-98 Bishop’s Bridge Road W2.

This prominent site, home of the former Queens Cinema, is situated on the corner of Bishop’s Bridge Road and Queensway. The proposals, by architects Stiff + Trevillion, retain the art deco façade and will create 18,700 sq ft (1,740m2) of high-quality apartments and 2,700 sq ft (250m2) of ground floor retail space. Potential tenants of the retail unit would include art galleries and boutique retailers, building on the success of nearby Notting Hill and Westbourne Grove.

The apartments will be a mix of one, two and three bedroom units ranging in size from 550 sq ft (51m2) to 1,660 sq ft (154m2). A notable element of the scheme is the provision of a new public space on the opposite side of Queensway.

Derwent London intends to start construction in early 2013 and completion is expected in late 2014.

Simon Silver, Head of Regeneration at Derwent London, commented: “We are delighted to have the opportunity to build 16 unique apartments behind this exciting Art Deco façade. The regeneration of this disused building will substantially enhance the local vicinity, adding life to a significant corner site with excellent amenities on the doorstep, including Hyde Park just a few minutes’ walk away.”
