Description of One Kensington Gardens

One Kensington Gardens (De Vere Gardens) is a 9-storey apartment building on Kensington Road, London W8.

The building comprises luxury apartments with basement car parking, affordable housing and private leisure facilities.

The existing basement was enlarged to two levels to accommodate car parking, services, a leisure centre and plant.

LOCATION
One Kensington Gardens is situated opposite Kensington Gardens, bounded on three sides by roads. To the west is Victoria Road, to the east is De Vere Gardens and to the north is the busy Kensington Road.

HISTORY
De Vere Gardens buildings were largely developed between 1875 and 1885 with residential housing, although houses in the northern part of the Site area were converted to the Kensington Park Hotel. After bomb damage to the hotel during WWII the Site was extensively remodelled.

The Site was agricultural with orchards noted on cartographic sources dating from 1717 until the mid 19th century, with what appear to be temporary structures, assembled on the Site by 1822. By 1862 the Site is shown with a riding school, which extended to the south and east of the Site, with Victoria and Kensington Roads having been established.

De Vere Gardens was established between 1875 and 1885 with residential buildings having been constructed on most parts of the Site. The Kensington Park Hotel occupied the north part of the Site.

Extensive remodelling of the hotel after WWII will also have included foundation construction and basement cellaring.

David Chipperfield Architects was granted approval on 7 June 2011 for minor material amendments to its 2007 planning application for the De Vere Gardens residential development in Kensington. On a prominent site facing Kensington Gardens on Kensington Road, and bounded by Victoria Road and De Vere Gardens, the development comprises 97 high quality residential units.

The amendments include the internal reorganisation of the site and changes to the elevation design of the three new buildings on the site, facing Kensington Road, Victoria Road, and Canning Passage respectively. The development also involves the reconfiguration of the original terraced houses along Victoria Road and De Vere Gardens, within the Royal Borough of Kensington & Chelsea's De Vere Gardens Conservation Area.

Work started on the site in July 2010 and the project is expected to complete in early 2014. The application for planning amendments was led by Savills for De Vere Estates.

The flats will be ranging from 1800 square feet to 8000 square feet, reports Evening Standard.

Andrew Lax of Lancer Property Asset Management, who looks after the Abu Dhabi properties in London. "The design is not fully finalised. We have yet to appoint selling agents," Lax says.

"But the mood is not to do off-plan sales. We will wait until the flats are completed in early 2014 before putting them on the market."
