The Avenue office development has completed, reports Waterman.

Waterman was appointed by Exemplar, in partnership with AshbyCapital and The Bedford Estates, to provide multidiscipline consultancy services for the scheme, which comprises seven upper levels of offices, retail accommodation at ground and basement levels.

Waterman’s Director Mark Terndrup, commented: “We are very proud to have been involved in this prestigious scheme. It was fantastic to partner with Mace MEP early in the process and this has been reflected in the quality of the building services installation which meant that we could develop engineering solutions that significantly reduced the on-site construction and commissioning process. Our early involvement in the project enabled us to get a truly holistic design, starting with an integrated approach to the design of the façade for energy efficiency and then bolstered by other sustainable strategies to get us to a BREEAM ‘Excellent’ rating.

Gavin Seager, Director at Mace MEP, added: “The proactive relationship between Mace MEP and Waterman’s Building Services team provided seamless transition between design and installation. The attention to detail at design stage meant that we could explore opportunities for modularisation and pre-fabrication. Our transparent and open relationship enabled quick resolution of issues to support the construction process and we worked collaboratively to keep the design on budget. The success has been measured by the seem-less handover with minimal snags and we are proud to have completed on time.”

The top three floors totaling 24,000 sq ft of The Avenue have been pre-let to global travel technology company Skyscanner, reports Exemplar.

Following the letting to Skyscanner, 47,000 sq ft remains at the building, set over four contiguous floors, which is being marketed by joint agents CBRE and Savills.

Michael Bucknell, Development Director at Exemplar, commented:

“We purposefully invest in the design and quality of our buildings to attract occupiers of Skyscanner’s calibre, so we are delighted to welcome them as our first major pre-let at The Avenue. The quality of the building, together with the arrival of Crossrail and the West End Project improvements, has generated an increasing level of interest from occupiers from a range of sectors who can appreciate that what is happening here is very special.”

Peter Ferrari, Chief Executive of AshbyCapital, added:

“The appeal of The Avenue to forward-thinking businesses is clear: this is an impressive new building in an area set to become the heart of London’s West End. With exceptional bars, restaurants and shopping, as well as strong and improving transport connections, this is a fantastic location for business. With Facebook, Estee Lauder, Freud Communications and NBC Universal all choosing the area around Tottenham Court Road to base their businesses, Skyscanner will be in good company.”

Bryan Dove, Chief Technology Officer at Skyscanner, said:

“As a leading travel search company, Skyscanner continues to recruit at pace. We’ve seen our London headcount grow five-fold in just a year and anticipate recruiting 100 more employees in the capital in 2017. The new office space at The Avenue provides us with an extremely central location from which we can continue to expand our operations.”

CBRE and Savills are the office agents for The Avenue; JLL acted for Skyscanner.

Mace has been appointed to deliver the £33m scheme at One Bedford Avenue in London WC1.

One Bedford Avenue is scheduled for completion in early 2017 and has been designed by Stirling-nominated architects Bennetts Associates, with the project replacing two outdated office blocks with 115,000 sq ft of high-end retail and office accommodation. There will be an art installation on the south-west corner of the building, acting as a marker to signify the entrance to Tottenham Court Road.

The new mixed-use development close to Tottenham Court Road will kick-start the redevelopment of the surrounding area in anticipation of Crossail’s completion in 2018.

Sustainability is central to Exemplar and AshbyCapital’s vision and at the heart of the scheme’s design, which is targeting a BREEAM Excellent rating for the commercial space and Very Good in the retail units. Sustainable measures incorporated into the design include green roofs, photovoltaics and CHP.

Mace is already working with Exemplar on Regent Street at 1 New Burlington Place and 10 New Burlington Street, and this new appointment complements Exemplar’s projects in the area.

Exemplar’s Founding Director, Clive Bush, said, “Exemplar, together with our partners AshbyCapital, are excited to be working with Mace to deliver this landmark building in probably the most dynamic location in London. The development strengthens our investment in the area and helps underpin the unprecedented growth of Tottenham Court Road and the eastern end of Oxford Street.

Mace’s Chief Operating Officer for Construction, Gareth Lewis, said, “This is a fantastic project for Mace and we’re delighted to be working with Exemplar on another high quality, high profile development in London’s West End. With Crossrail due for completion shortly after One Bedford Avenue, the scheme will be a major new addition to the Tottenham Court Road area.”
