Description of 25-31 Wellington Street

25-31 Wellington Street is a boutique hotel development in Covent Garden WC2.

Capital & Counties Properties PLC together with Robert De Niro and BD Hotels are creating a visionary new 83-room luxury boutique hotel.

The new development will be the first hotel outside of the US for boutique hotel pioneers De Niro, Ira Drukier and Richard Born - the team behind the internationally renowned The Greenwich Hotel in New York's Tribeca district.

Together, they have envisioned an entirely new hotel concept, bespoke for Covent Garden, which builds on their extraordinary success in Manhattan. The innovative scheme would include luxury spa facilities, two restaurants, a deli/café and a members' club, all of which will be built around a central courtyard conservatory.

Bounded by Wellington Street, Tavistock Street, Burleigh Street and Exeter Street, The Wellington Hotel will rejuvenate a whole block (within the Covent Garden Conservation Area), spanning six adjacent buildings, three of which are Grade II Listed.

Since acquiring the estate 10 years ago, Capco has transformed Covent Garden into one of the most distinct and vibrant destinations in London. The estate, which comprises over one million square feet, welcomes over 40 million visitors a year and is home to iconic brands including Chanel, Dior, Balthazar and Ivy Market Grill. The world-famous SUSHISAMBA will open in Covent Garden's Market Building next year.

2016 August - Planning permission granted for:
Redevelopment behind the partially retained facades of the non-listed buildings excluding 12 Burleigh Street which is retained and refurbished to provide a ground plus part 8 storey, part 7 storey, part 4 storey, part 3 storey, part 2 storey building plus two basement levels for use as Hotel (Class C1) with ancillary spa, Restaurants (Class A3), Retail (Class A1), Private Members Club (Sui Generis), and Office (Class B1) with works of repair and refurbishment of the listed buildings and other associated works (Site includes: 25-31 Wellington Street, 24-28 Tavistock Street, 13-14 Exeter Street, 12 Burleigh Street, 14 Burleigh Street, 15 Exeter Street and Burleigh House, 22 Tavistock Street) . Capco has exchanged contracts to sell the Wellington block to The Portfolio Club for £76.5 million before costs which is in line with the property valuation as at 30 June 2020.

The Portfolio Club, a joint venture between APG and London Central Portfolio (“LCP”) was launched last year to create a new lifestyle hospitality brand in prime central London locations. The Wellington block is a freehold island site located on the south east corner of Covent Garden comprising six separate properties and has recently received planning consent to develop a 146-room hotel with retail and restaurant space. The new hotel development will be another major addition to Covent Garden which is established as a leading global destination. Vacant possession of the property has been secured over the majority of the site and the ERV of the properties as at 30 June 2020 was £4.2 million.

Ian Hawksworth, Chief Executive of Capco, commented: “We are pleased to introduce The Portfolio Club and APG to the estate as innovative owner operators to redevelop the Wellington block into their contemporary hotel which will further contribute to Covent Garden’s position as a world class destination.”

Naomi Heaton, Chief Executive of The Portfolio Club, added: “We are delighted to have secured the Wellington block, a unique combination of architecturally beautiful buildings. Covent Garden, under Capco’s stewardship is an increasingly thriving and sought after location with huge appeal to both the domestic and international market. This will be a cornerstone of our new lifestyle brand of Residents’ Clubs to be rolled out in prime central London neighbourhoods and internationally, following the acquisition last year of the Harrington Hall Hotel in South Kensington by the joint venture partnership between LCP and APG.”

Robert-Jan Foortse, Head of European Property Investments at APG, commented: “APG is delighted to further broaden The Portfolio Club investment programme with the acquisition of the Wellington block in Covent Garden. This represents an attractive opportunity to gain access to a high quality property in an unrivalled location and to add value through redevelopment and innovation. We intend to create a new type of accommodation which is cutting edge in terms of place-making, whilst promoting the highest standards in environmental and social responsibility. Once completed, the Wellington block will be the hub of our new brand of flexible stay, all-suite hotels. This is a vision we share with our partner, LCP, who will be leading the project on our joint behalf.”

The Wellington block comprises 25-31 Wellington Street, 23 Wellington Street, 15 Exeter Street, 12 & 14 Burleigh Street and Burleigh House, currently providing approximately 66,000 square feet of lettable space increasing to over 100,000 square feet following completion of the consented hotel.
